Short answer
Vinyl plank installation cost in Ottawa in 2026 typically runs about $1.75 to $3.75 per sq ft for labour, or about $4.25 to $9.50 per sq ft with the luxury vinyl plank (LVP) supplied. Vinyl stairs are about $100 to $250 per step, and removing the old floor adds about $0.50 to $1.75 per sq ft. These are the average of the published 2026 price ranges of four Ottawa flooring companies, rounded.
Luxury vinyl plank is one of the most popular floors in Ottawa homes, especially in basements. It is quick to install and holds up to water better than wood or laminate. The LVP installation cost on a quote still varies a lot, and the per-square-foot rate is only part of it. Levelling the floor, removal, stairs and transitions often decide the total. This guide explains the cost to install vinyl plank flooring, what a typical price covers, and what changes it, with example budgets worked out from the ranges.

Vinyl plank installation cost at a glance
| Item | Typical 2026 cost in Ottawa |
|---|---|
| Luxury vinyl plank installation (labour only) | $1.75 – $3.75 per sq ft |
| Luxury vinyl plank, supplied and installed | $4.25 – $9.50 per sq ft |
| Vinyl or laminate stairs | $100 – $250 per step |
| Removing the old floor | $0.50 – $1.75 per sq ft |
The labour-only figure applies when you have already bought the planks. The supplied-and-installed figure covers the planks and the installation together. The spread is wide mostly because of the product. With vinyl plank, the price follows the wear layer and the core: a thicker wear layer resists scratches and scuffs for longer, and rigid-core planks hide small subfloor flaws better than thin, flexible ones. Labour for an entry-level plank and a premium one is often similar.
What vinyl plank installation usually includes
For a click (floating) floor, a standard installation usually covers laying any separate underlay the maker approves, setting out the first row from a straight line, clicking the planks together with the end joints staggered, leaving an expansion gap at every wall and fixed object, undercutting door casings, and fitting transitions at the doorways. Baseboard or quarter round goes back on to cover the gap.
Items that are often priced separately are removing the old floor, levelling, stairs, new baseboard, moving furniture, removing and resetting toilets, and trimming doors. Ask what your quote includes. Our guide to how to install vinyl plank flooring walks through each step and why it matters.
Click vs glue-down: how the method changes the cost
Most homes get click vinyl. The planks lock together and float over the subfloor, most of them with a rigid core (SPC or WPC) that bridges small dips. It is fast to install and more forgiving of small subfloor flaws, so its installation cost is usually lower.
Glue-down vinyl is thinner and flexible, and it is bonded across the whole floor with adhesive. It is more stable in very large rooms, sunrooms with big temperature swings, and commercial spaces with rolling loads, and single planks are easier to replace. But the subfloor has to be smooth as well as flat, often with a full skim coat, because every bump shows through. That extra preparation and the adhesive usually make glue-down cost more to install. Our guide to click vs glue-down vinyl plank compares them side by side.
Levelling: often the biggest extra
If one line on a vinyl plank quote surprises people, it is levelling. Flatness decides how a click floor performs. A joint that sits over a dip flexes every time someone steps on it. Over months the lock wears, the joint opens or peaks, and the floor starts to click. Rigid-core planks bridge small flaws, but not real dips.
Makers commonly specify a tolerance such as 3/16" in 10 ft; check your product's figure. Low spots are filled with patching compound, high spots on concrete are ground down, and a floor that is wavy across a wide area often gets a pour of self-levelling compound. On wood subfloors, loose panels and squeaks are screwed down first, because a floating floor won't quiet a subfloor that moves.
How much levelling a floor needs can't be known until the old floor is up and the subfloor is checked with a long straightedge. That is why levelling is usually priced after a site visit rather than included in a per-square-foot rate. Basements and older homes need it most often. Treat it as a real part of the budget, not a surprise.
Basements and moisture
Vinyl plank is the most common choice for Ottawa basements on concrete, because it isn't damaged by water the way wood and laminate can be. Our guide to whether luxury vinyl plank is waterproof explains what that does and doesn't mean: the planks resist water, but the floor is not a sealed surface.
Basements add a few costs. The slab often needs levelling, because concrete floors slope toward drains and have high and low spots. Moisture is the other question: many makers require a measured moisture test and publish their limits, and a vapour barrier is needed over concrete, either built into an approved underlay or as a separate sheet. A slab with a moisture problem needs that fixed before any floor goes down. Basement stairs and the transitions at the bottom of them add labour too. Our guide to the best basement flooring covers damp slabs and the choices for them.
Removal, or installing over the existing floor
Removing the old floor averages about $0.50 to $1.75 per sq ft in the published ranges. Carpet, pad, tack strip and staples come up quickly. An old floating floor also comes out fairly easily, and it has to, because a floating floor on top of another is too soft and the joints fail. Glued-down sheet vinyl and tile take the longest.
Sometimes the old floor can stay. Vinyl plank can often go over flat, well-bonded tile or sheet flooring, after grout lines or embossing are filled, which can save the removal cost. Old sheet flooring in older homes may contain asbestos, so it should be tested before it is disturbed. See can you put vinyl plank over tile for when this works.
Vinyl plank on stairs
Vinyl or laminate stairs average about $100 to $250 per step in the published ranges. Floating floors don't float on stairs. Each tread and riser is measured, cut and fixed in place, with a nosing made for that floor so the front edge is finished, safe and strong. That is why stairs are priced per step.
The price within the range depends on what has to come off first (carpet, old treads or nosings), whether the stairs are open on one or both sides, landings, and curved or pie-shaped steps. Our guide to stair nosing explains overlap and flush nosings and how vinyl plank is installed on stairs.
Transitions and trim
At doorways and where vinyl meets tile, carpet or wood, a transition finishes the edge: a T-moulding between floors of about the same height, a reducer down to a lower floor, or an end moulding against a sliding door track. Many makers also set a maximum length and width for an unbroken floating floor, and beyond it they require an expansion break, usually a T-moulding. A long open main floor may need more transitions than you expect. Our guide to floor transition strips explains each type.
At the walls, the expansion gap is covered with baseboard or quarter round. Reinstalling the existing baseboard, replacing it, or adding quarter round are priced differently, and painting is usually separate. Our guide to quarter round vs baseboard compares them.
Example vinyl plank budgets
These examples multiply the published ranges by stated areas. They are for budgeting only.
A basement family room, 250 sq ft. Supplied and installed: 250 × $4.25 = $1,062.50, and 250 × $9.50 = $2,375. Our flooring cost guide rounds this to about $1,050 to $2,400. Labour only, if you have bought the planks: 250 × $1.75 = $437.50 to 250 × $3.75 = $937.50. Levelling and removal, if needed, are extra.
A full basement, 600 sq ft. Supplied and installed: 600 × $4.25 = $2,550, and 600 × $9.50 = $5,700. Labour only: 600 × $1.75 = $1,050 to 600 × $3.75 = $2,250. Removing old carpet: 600 × $0.50 = $300 to 600 × $1.75 = $1,050.
Basement stairs, 12 steps. 12 × $100 = $1,200, and 12 × $250 = $3,000. Added to the full basement, that comes to $2,550 + $1,200 = $3,750 to $5,700 + $3,000 = $8,700, before removal and levelling.
A kitchen, 150 sq ft. Supplied and installed: 150 × $4.25 = $637.50, and 150 × $9.50 = $1,425. A kitchen also has cuts around the island and cabinets, and appliances have to come out and go back. Prices in Ontario are usually quoted before the 13% HST, so check whether a quote includes it.
What's usually not included in a vinyl plank quote
These items are often left out of vinyl plank quotes, so ask who takes care of each:
- Levelling and subfloor repairs.
- Removing and disposing of the old floor.
- Moving furniture and appliances.
- Removing and resetting toilets in bathrooms.
- New baseboard or quarter round, and painting it.
- Trimming doors that no longer clear the new floor.
How to compare vinyl plank installation quotes
Compare quotes line by line, not by the total. Check that each covers the same rooms, closets and stairs, and the same product, including the wear layer and core. Confirm the method, click or glue-down, and the underlay or vapour barrier that goes with it, and make sure no one adds a second pad under planks that already have one attached. Look for removal, how levelling will be priced, transitions at each doorway and the baseboard plan, and whether HST is included.
A quote that is low because it skips levelling is not a saving if the joints open in the first year. Agora gives free estimates in person, by phone, by email or online, and we check flatness and moisture at the site visit and put the prep in the written quote. See our vinyl plank installation page.
Frequently asked questions
How much does vinyl plank installation cost per square foot?
In Ottawa in 2026, labour typically runs about $1.75 to $3.75 per sq ft, or about $4.25 to $9.50 per sq ft with the planks supplied. Those are the average of the published price ranges of four Ottawa flooring companies, rounded.
How much does it cost to install vinyl plank flooring in 1,000 sq ft?
Multiplying the published ranges, labour alone is 1,000 × $1.75 = $1,750 to 1,000 × $3.75 = $3,750, and supplied and installed is 1,000 × $4.25 = $4,250 to 1,000 × $9.50 = $9,500. Levelling, removal and stairs are extra.
How much does it cost to put vinyl plank in a basement?
A 250 sq ft basement family room comes to about $1,050 to $2,400 supplied and installed, using the published averages. Levelling the slab, a vapour barrier and the stairs are often extra.
How much does it cost to install vinyl plank on stairs?
Vinyl or laminate stairs typically cost about $100 to $250 per step. A 12-step basement staircase comes to about $1,200 to $3,000.
Is glue-down vinyl more expensive to install than click?
Usually, yes. Glue-down needs a smooth, flat subfloor, often with a full skim coat, plus the adhesive. Click vinyl is faster and more forgiving of small flaws.
Is levelling included in the LVP installation cost?
Usually not. The amount of levelling depends on the subfloor, so it is priced after a site visit once the floor can be checked with a straightedge.
